What to Expect: Buyer’s Edition

Step 1: Discovery

Let’s start with a conversation so we can understand exactly what you are looking for in your next home. Once we have narrowed down your requirements, we’ll get you started by customizing a search within our MLS system, to notify you of any new properties that match your criteria. This will ensure you are getting the most accurate and updated information. We also offer a great MLS smartphone app which allows you to search for properties while on the go.

Step 2: Preapproval

Now that we have you all setup and ready to start looking at properties, it’s time to get you prequalified through a lender. Don’t have a lender? We’ve got you covered. We work with some of the best lenders in the business and would be delighted to put you in touch with them.

Step 3: Showings

Next we start setting up private showings. In addition to private showings, it’s highly recommended to attend open houses whenever possible. Some properties are not allowing showings till the first open house. This often builds a crowd of interested buyers which can result in some strong competition to bid against.

Step 4: Offer Submission

Found a property you’d love to own? We will help guide you with professional advice and market knowledge to prepare your strongest offer. We want to make sure you’re prepared for every possible outcome. In a busy market it can come down to being able to submit an offer quickly, so when you’re ready, we’re ready. There's nothing we love more than turning a strong offer into an executed contract.

Step 5: Contract Period

Now that you are under contract, you will have a team by your side looking out for your best interests. They'll be seamlessly guiding you through the rest of the process. Inspections and due diligence are used to make sure you’re buying a safe home. Appraisals are used to ensure you’re paying the right price for the property. To wrap things up, it’s time to get your utilities set up and your closing date scheduled.

Step 6: Closing

Congratulations! The day you've been waiting for! I guess the one thing we like more than turning an offer into a contract is getting you to the closing table, watching you sign, sign, and sign some more, and then seeing your happy faces once you are handed the keys to your new home.
